1. About us

AiJia ("we", "us") is a Singapore property data website at aijia.sg, operated by an individual in Singapore. Contact: hello@aijia.sg. By using this website or purchasing an access code, you agree to these Terms.

2. The service

• Charts and analysis shown publicly on the website are free for all visitors.
• The paid product is an access code that lets you download the data files listed on the website (CSV / Excel, etc.) during its validity period.
• Unless stated otherwise at checkout, each code is valid for 365 days from issue and allows up to 50 downloads. Updated versions released during the validity period may be downloaded.
• Each download link generated after entering a code expires after 10 minutes.

3. Licence

On purchase you receive a non-exclusive, non-transferable licence to use the data for personal research or the internal purposes of you or your organisation, including citing charts and findings derived from the data in reports, articles and presentations (please credit "AiJia"). You must not:

• resell, rent, publish or redistribute the raw data files or a substantial part of them;
• share, transfer or sell your access code to others;
• scrape the website by automated means or attempt to bypass download limits.

We may deactivate codes used in breach of these Terms without refund.

4. Data sources and accuracy

The data is compiled from information published by Singapore government agencies (including HDB and URA) and has been cleaned, merged and processed. Rights in the original data remain with the respective agencies. We take care to keep the data accurate but do not warrant that it is complete, error-free or up to date; source data may be revised after publication.

5. Not investment advice

All content and data are for information only and do not constitute investment, legal, tax or property advice. Please verify independently and consult a licensed professional before making any decision.

6. Payment

Payments are processed by Stripe. We never see or store your card details. Prices are shown at checkout in Singapore dollars.

7. Limitation of liability

To the maximum extent permitted by law, we are not liable for any indirect or consequential loss arising from use of, or inability to use, the website or data. Our total liability is limited to the amount you paid for the relevant access code.

8. Changes

We may change the website, data coverage, prices or these Terms. Updates will be posted on this page with a new effective date. Codes already purchased remain valid for their original period.

9. Governing law

These Terms are governed by the laws of Singapore. Any dispute will first be resolved amicably where possible, failing which it shall be submitted to the courts of Singapore.
